- 2. Periods - Check-in - Check-out

Properties are let for periods of 7 nights, from Saturday afternoon at 16.00,
until Saturday morning at 09.00, for one or more weeks.
During August, however, the 2 weeks
- 4/8 - 11/8
- 11/8 - 18/8
can be rented only for a minimum of 2 WEEKS, i.e:
- 28/7 - 11/8
- 4/8 - 18/8
- 11/8 - 25/8.CHECK-IN
The keys will be available to you in the office between 16.00 - 19.30 hrs on Saturday.Priority Check-in. If you think you can find the house on your own (with our instructions) and if you want to avoid the queue in the office you can use the priority check-in system: balance two weeks before arrival, deposit with credit card number up front and when you arrive there will be an envelope waiting for you with the keys, receipt for the deposit, local information and instructions to get to the house.
CHECK-OUT
The keys must be handed back before 09.00 on the Saturday of your departure.
Should you not be arriving until the day after,

The rental price includes running expenses:
electricity, gas and water (see "Extras and §);
It does not include:
- agency fees;
- end-of-tenancy clean-up;
- bed or bath linen;
- heating or air-conditioning (if installed & used);
- extra beds or cots - if allowed;
- possible welcome for a pet (if permitted).
The cost of these are as follows:Obligatory:

** End-of-tenancy cleaning is not definite, i.e. if the house
is left more or less as it was found there will be no extra to pay.
However, should the house be left in a mess, there is a fair chance
that we shall demand an additional sum !
§ Due to the present system of payment for water usage (drinkable),
we have been obliged to review usage by clients. In the past water
charges were €0,65 per cubic metre, it has now gone up to as much
as €3,50 mc. Given the present state of water tables, certain wastes
must be avoided, both for the environment and for the costo.
3 plentiful showers a day per person or washing 1 vest
and 2 pants in the washing-machine is not justifiable !
We have calculated a limit of cubic metres per week (using last year's
metre readings and rounding up) and usage over this amount will
charged to you at €3,50 per cubic metre.
1 bedroom: 4 mc, 2 bedrooms: 5 mc, 3 bedrooms: 8 mc, 4/5 bedrooms: 10 mc.

- 4. Stars

* The "stars" have been attributed only to the house itself, not in regard to
its position regarding the sea.
A house with only 1 "star" may well cost the same as another with 3 or 4
"stars" because it is so much closer to the sea.
- Simple and essential furniture and fittings, clean and
sufficiently well equipped, for the holiday-maker for
whom vicinity to the beach is of prime importance.
- Simple accommodation again but with more thought
given to décor and equipment; budget still a consideration.
- For the more discerning traveller, quality and comfort
being clear priorities; good choice for families; may offer
other amenities such as garden or outside eating space.
- Prime accommodation with emphasis on furnishings
and fittings and a higher degree of comfort.

- 5. Equipment

ALL VILLAS ARE PROVIDED WITH:- (Italian) TV
- Gas cooker with a gas or electric oven (with the exception of
one or two, which will be indicated in the description).
- Almost all have a separate freezer compartment over the fridge
- All have hot and cold running water
- Where there is a washing-machine, dishwasher, microwave or A/C,
it will be indicated in the villa description.
Beds are provided with:
- Spring mattresses (sometimes latex or dunlopillo)
- Mattress covers (to protect the mattress)
- Pillows and pillow covers (to protect the pillow)
- Counterpanes.
- Waterproof mattress protectors are not provided but can be requested.
We try to provide everything necessary for a given number
of people on holiday in the way of kitchen and dining equipment.
However, small electrical appliances, such as: hoovers, irons,
electric mixers, coffee machine, etc., are unlikely to be provided.

- 7. Booking your holiday

TO BOOK A PROPERTY:
1. We require a written request (via fax or e-mail) for the property
you have chosen.
2. You will receive an e-mail which explains that we can hold your
chosen property for 3 days, while we await payment of your
booking deposit.
3. To hold your option further, we need confirmation of payment
by fax or e-mail. (i.e. copy of receipt of payment)
4. As soon as we receive the booking deposit we will send your rental
agreement, which serves also as receipt of your booking deposit.
5. The booking deposit can be paid in any of the following ways:
1. In cash;
2. By postal order;
3. By cheque (UK);
4. By bank transfer;
5. By credit cardN.B: The option automatically expires at the end of 3 days.
N.B. Please make sure that you use ONLY ONE SURNAME !

- 8. Payment details

Booking are to be paid as follows:
1° Booking deposit 30%
2° 42 days before your arrival 30%
3° Balance on arrival in the office 40%
1° Booking deposit 50%
2° Balance on arrival in the office 50%
First and second payments can be made by:
- Cash
- Postal order;
- Bank cheque (UK);
- Bank transfer;
- Credit card (for maximum safety, numbers should be
separated and sent in different ways);The balance can be paid in cash, debit or credit card.
The breakages deposit is to be left in cash or credit card.

- 9. Cancellation of booking

CANCELLATION:
The booking deposit is non-returnable (if it is just 30%).
Later payments (or payment over the first 30%) will be repaid in the
following way:- 100% (i.e. of anything paid over and above the first 30%)
if cancellation occurs before the 30th day before start of holiday.
- 50% (over and above the first 30%) if cancelled before 15th day
of holidays starting.
- Cancellation occurring after 14th day before start of holiday will be
considered as "no show" and full payment of your holiday is due.
We therefore advise you to look for insurance cover for an eventual
cancellation to cover you in case you are unable to come.
(We are working on it this end and hope to have something to offer
you before too long.)
We will, however, always do our best to relet your property and refund
(at least in part) what you have already paid.

- 11. Insurance

We advise you to take out an insurance against:1. Eventual cancellation of your holiday;
2. Damages or breakages during your holiday.
1a. Even though we cannot promise to relet the weeks you have booked,
1b. Try and find an insurance company who will offer you a good rate just
we will certainly do our very best to do so and will reimburse everything
we make except your booking deposit (first 30%).

know if we find something useful.
2a. You probably already have an insurance policy against damages and
breakages by your own family to property belonging to other people.
This should cover you for possible damages to the contents of the property
you are renting. Some damages can be particularly expensive (a stained
double mattress, for instance, or a blocked WC.).
